OFF THE MARKET
Although generally we adhere to the “you can’t sell a secret” line of thought, there are circumstances in which selling off the market can be successful. Sometimes vendors ask us to sell a property “off the market”, that is, without any public advertising. There is no upload on the various real estate portals, including the popular domain.com.au and realestate.com.au
Off market means the home can be bought if its owner is presented with an acceptable offer but has decided not to promote the fact. The seller is relying on the agent to have access to qualified potential purchasers.
The reasons for selling a property in this manner are varied, but can include the seller not wanting to broadcast for personal reasons that the property is for sale or not wanting to have a lot of pressure which can accompany a marketed sale process, perhaps particularly an auction.
From a buyer’s point of view, the sale is kept out of the public spotlight, and competition from other potential purchasers is less than it might otherwise be.
