Why Cote Nord Property Port Douglas is a for sale by private treaty only real estate agency

I have lived and worked in property in Port Douglas for almost 30 years, operating this boutique real estate agency for more than half of those.  My experience led me when establishing the agency to choose to sell property in this town and surrounds only by private treaty.  My experience and observations since then have confirmed that choice.

As a real estate agent my duty is to my client, the seller, to obtain the best price in the prevailing market.  My experience of Port Douglas property is that taking a property to auction rarely results in the best price for the seller.  In short, while auctions may be successful in other markets, in this location, with a relatively small number of properties, and a smaller number of potential buyers, auctions simply don’t generate the competition necessary for a successful bidding war resulting in a high price.  Latest statistics (up till 20 November 2024) from REA (realestate.com.au) show that the clearance rate at auctions in Queensland is currently just 40%.  In the Port Douglas area, I expect it to be significantly less than that.  Meanwhile the sellers of these properties will bear the cost of taking a property to auction without a result.

My view has always been to determine an appropriate listing price, based on a thorough analysis of sales of comparable properties, where possible, and on-the-ground local knowledge of the market; and to undertake targeted marketing, through a variety of strategies, including traditional means, digital marketing and social media.
